The Search and acquisition

Introduction 

There are three important parts to our buying service. The search, the negotiation and working with the other professionals to see the purchase through to completion. Many clients say in hindsight that the negotiation proved to be the most valuable part of the service, especially when in competition. An initial meeting is suggested to provide us with a detailed understanding of your circumstances and property requirements. Upon signing of our Terms of Business, we  begin the search and acquisition process.

The Search

A considerable number of desirable properties never reach the open market. We are often approached on a confidential basis about properties that you would otherwise never hear about. Our search also includes properties of which estate agents inform us prior to going on to the market and often weeks before brochures or advertisements appear.

Some vendors prefer to have their properties marketed “confidentially” where no details are produced and the property does not appear on web sites. Our clients receive ongoing verbal and email reports and we accompany them around the selected properties. Our service therefore makes best use of their time and avoids unnecessary journeys.

The negotiation

Having decided on the property that you wish to purchase or rent, we will use our considerable market knowledge to advise you on the appropriate value and purchase strategy. The negotiation is often critical to the chances of success and this is where our experience and relationships are key. We believe that clients represented by Wright Property Search are treated as preferred bidders in a competitive situation.

Exchange and completion

Prior to exchange of contracts and where time allows, we will provide a written report on the property to cover aspects not normally included in a solicitors report together with on going useful information. Whereas our fee includes impartial advice on aspects such as planning, development and other local issues, our clients often require guidance on the appointment of specialist professionals such as solicitors, surveyors, architects, planning consultants, forestry, garden design to name just a few.
